Find Your Perfect Vegas Neighborhood

When I first started this website, my plan was to explore Vegas’s many neighborhoods to not only educate my audience, but also myself. To be honest, in addition to my full-time job of being a single parent, I got busy actually DOING real estate. Which was great of course, but became increasingly difficult for me to keep up with this blog & website. Plus, time kind of slipped away from me. After doing RE for 3 years now, I am a bit more knowledgeable (& have a bit more time on my hands with the market shift😬. I’ll save that for another post😉). However despite a few years of driving around searching for properties in this 136 square mile town. I see that I am still in discovery mode. Now with a little more time on my hands, I’m excited to get back into the groove & write about it as well as explore all the different areas & communities in Vegas. Here is a quick (not really quick) list of some of the neighborhoods I will cover (in no particular order btw):

Because of how big this city is & how many neighborhoods & communities there are, I think the best way to go about this is to probably break Vegas up in the SW, NW, SE, NE etc. Shall we get started?

SOUTHWEST VEGAS – MOUNTAIN’S EDGE

When my family & I 1st moved here back in 2002, we honestly didn’t know or see any difference in the neighborhoods here as everything kinda looks the same on the surface. Of course not TOTALLY, but pretty close. However, after further investigation (a little tip from the sales person at a flooring company), we found that there for sure is quite a difference between the different areas of Vegas.

I’m gonna start with the one I know of best as I have lived in the longest & absolutely love. And that would be: Mountain’s Edge. Located in the SW area of town, Mountain’s Edge Master-Planned Community started development in February of 2004 & is comprised of over 60 subdivisions (https://www.reviewjournal.com/uncategorized/mountains-edge-providence-hit-top-10-list/) . I distinctly remember back at the time, I lived in condo nearby & would drive by the 3,500 acre space (at the “mountain’s edge”) that was in the process of being developed. Newly engaged, looking for a future home to raise a family, I stopped by the sales office one day. And the rest is history. I have lived here in the master planned community since 2006. And have owned a total of 4 properties in this community. The biggest draw was just this area. There was/is an indescribable energy here. I truly always felt immediately at home driving around. I knew this is where I wanted to start my family. And I’m so glad I did!

For those of you who don’t get into the “energy” stuff, one of the main attractions would be the convenience & proximity to shopping, gas stations, restaurants, & schools. One of the now many elementary schools located within Mountain’s Edge, William Wright Elementary is within walking distance from where our previous homes were located. Shopping-wise, there is now an Albertson’s literally IN Mountain’s Edge as well as a Wal-mart, Walgreens, Von’s within a 5 minute drive. Several restaurants have popped up in the last 15 or so years including a family-favorite, locally-owned yogurt shop called Poppy’s Frozen Yogurt right inside Mountain’s Edge as well as a Subway & other fast-food joints within minutes. And who wouldn’t want to be next door to Crumbl Cookies! In addition, nearby are a variety of cuisines including everything from Sushi, to Indian, Italian…you name it.

One of the other things I love the most here, are the PARKS omg. So big & so beautiful!. I have raised my girls at these parks! Exploration Park was the 1st park my oldest daughter & I were regulars at. This 80-acre park (https://cityseeker.com/las-vegas-nv/1155752-exploration-peak-park) contains a cute but large old-western themed playground, a huge green grassy lawn area for rolling down the hill (what my kids did), picnics, events, plus walking trails, a splash pad to help keep cool in the Vegas heat, & an actual mountain with hiking & biking trails leading up to the peak with stunning panoramic views of Las Vegas.

Then, you have the Mountain’s Edge Regional Park which I discovered later. Also an incredible park with an enormous playground, several playing fields for basketball, soccer, & baseball. Through the years, I also stumbled up the 2.3-mile loop trail (https://www.alltrails.com/trail/us/nevada/mountains-edge-regional-park-loop) in the park for walking, roller-blading, running, or biking.

In addition, there are a couple more parks: Nathaniel Jones Park which contains a dog park as well as a playground area, & a splash pad(https://360vegas.com/place/nathaniel-jones-park). And last but not least, Paiute Park. Which I honestly don’t know much about lol.

Within minutes of Walgreen’s, hiking trails, & Naan & Curry Indian Cuisine as well as my children’s schools, we have lived here happily the past 15+ years. I really can’t say enough good things about this community & haven’t included EVERYTHING this place has to offer. Needless to say, I highly recommend this neighborhood to anyone looking for the Perfect Vegas Neighborhood to live in!🏡

When Buying a Home, Should You Buy New or Resale?

As mentioned in my last post, new construction is popping up everywhere in Las Vegas. During a “seller’s market”, it’s nice to have the option to buy new as there is A LOT to choose from. Don’t get me wrong, it’s still competitive with waiting lists & even “lotteries”, but from my experience this past year I have had a little more luck finding my buyers newly constructed homes.

You may be wondering: “Should I buy new or old?” I think one of the biggest factor to consider would be the timeline. If you’re looking to find something to immediately move into, buying a new home maybe not be the way to go. With wait time anywhere from 5 – 18 months including the build time, unless the builder has “move-in-ready” homes available, a resale would definitely be a better direction to go. Btw, “move-in-ready” homes are exactly what the phrase says: they have already been built with “options” already decided on are ready to move into. “Options” are basically all the selections you get when designing your home. These include things like as if you’d like to convert a built in loft to a bedroom or have a walk-in shower or bathtub in a bathroom. Other options include choice of flooring, cabinets, counter-tops, exterior look (builder term “elevation”). Options are endless!

*An important thing about options is that they will add onto the cost of your “base-price”. This is the price listed on the sales sheet of the floorplan(s). Sales agents often say that you should expect to pay about 20% of base price for options.

*Another important factor is your “lot premium”, which is the cost of the actual land your beautiful new home will be sitting on. This varies depending on builder, area of town, size of lot, views & other things.

Since I was maybe 8 yrs. old, my father built every house we moved into. So for me, it’s my comfort zone. He was a Civil Engineer, who worked at the highest level of the planning, design, construction, and operation of multifaceted construction projects (yes, I Googled that😆). His personal belief also was “why take on someone else’s problems?”

However, I also see the value in resale. You most likely will get more bang for your buck depending on the upgrades the previous owner may have added. Especially when it comes to fancy things like upgraded cabinets, quartz counter-tops, pools, & finished back yards, which would be included in your cost of your purchase price.

Something else to consider when buying a resale is that you may need to do repairs. This will be caught early on during your “inspection” which is part of the process before finalizing your purchase of your home. This can be an easy fix (no pun intended) as your agent would “negotiate” with the previous owner who has the option to fix the issue(s), replace, or credit the money that it would take to fix or repair or sometimes replace.

The down-side is that although, even with a home inspection, catching each & every repair is not a guarantee. This can result in unforeseen out-of-pocket expenses post-purchase. However, it is advised to get a “home warranty” offered through 3rd parties such as American Shield, that may help you cover these or any issues that could arise during your residence at your new resale home.

With a new build what’s nice is #1: you most likely will be set up with a builder warranty plan your 1st year that will cover many issues you may have which can make life much easier allowing you to actually ENJOY your new home vs. working on it over the weekends. #2, you will most likely have fewer issues since your home is brand new.

In the end, your “perfect home” truly is what YOU’RE comfortable with & feels RIGHT to you which is not always logical & is more about your experience & instincts. Here is a chart that weighs the pros & cons of new vs. resale home purchasing.

Just a side note, when buying new, it’s always a good idea to bring your own agent with you as you want to have someone that represents you as the sales agents at the sales offices represent the builder. It doesn’t cost you a penny more & you have someone that has your back. *Very important: you must walk in with your agent on your 1st visit or the builder will not honor their service to you.

Life as a Buyer’s Agent These Days

Actually, it’s really not fine, lol. Not finding homes for my buyers, people being rightfully scared by rising home prices, interest rates, entering lotteries to hopefully get chosen to have a home built in the next year, & participating in bidding wars like we’re on Ebay is all not fine. This is probably not good for business, but you know me, I’ll tell it like it is. Finding Your Perfect Vegas Home is not easy these days. It’s super competitive to say the least. In addition to prices & interest rates going up, bidding wars being normalized, there ain’t a whole lot to choose from with how low inventory has been. This mess can make searching for your dream home a nightmare. Even though I truly do go to bat for my clients having them write personal letters to sellers to accompany offers, drop everything without missing a beat to show homes across town, create video tours, spend months at a time searching, touring, calling listing agents to see how our offers can compete with the 40 other offers on the table, it doesn’t always result in a win. I have succeeded to find homes as well as beat out other offers as a result of my efforts. However, it’s a battle & I have yet to find many of my dear clients their future homes.

Great for sellers though! Except for the fact that sellers need to then buy a place to call home so….yeah.

Besides being heartbroken for my clients who are unable to fulfill their homeowning dreams, I must confess, as optimistic & positive as I try to be, I’m back in the headspace I was in when COVID hit, where being an agent looked as if it was maybe not the ideal career move. Thoughts like: “what did I get myself into?!” “should I go back to being a designer?” “WTF am I even doing?!” became roadblocks in my mind. I mean, how the hell are you supposed to sell houses when you #1, JUST got your license & started a brand new career & #2, are in a world where you can barely leave the house for fear of dying from a global pandemic?! However, after wallowing for a few weeks, the lockdown allowed me to go within myself, involuntarily then voluntarily shut out the world, & self-reflect. I decided to make the most of my quarantined life, focus on my girls, cooking, & combine my graphic design & website development shkizzles, as well as my inclination to ramble on & on (lol) by blogging, & created findyourperfectvegashome.com. At the time, my plan had been to monetize it since I didn’t know that I would be able to actually pursue this not so socially-distant career of being a real estate agent. I still needed to pay the bills & figure out a way to do it while being a full-time mommy.

Then, fortunately as luck would have it, there was an unpredictable surge of quarantined buyers hitting the market. All while the housing market was more affordable, interest rates were at record lows, with plenty of inventory to go around. It happened, despite masks & 6 feet of distance & between me & my clients, I found my groove! I was truly enjoying this new & now exciting career meeting new people, searching & touring homes, discovering more about the city I have lived in for almost 20 years now, having the opportunity to stumble upon incredible builders such as Jewel Homes, & of course the immensely rewarding feeling of finding my clients homes & being a part of such an important journey in their lives. All while still being able to be there for my girls working mainly from home.

Plus, I was able to sell my own house for more than expected, bought & move my girls into brand new home they could “expand” in. Born was the messaging for my site “Live Your Dream Life”. After years of struggling in my previous career as a freelance graphic/web designer, I felt like had hit the lottery. Business was good, clients were satisfied. The icing on the cake was my dream I had before buying the house I had lived in, which was to eventually either rent out or sell at an appreciated value came true. I felt that I would be able to help other people also have their dreams come to fruition the way I did mine.

However, this surge of buying quickly backfired.

Even though I was happy & busy finding my clients homes, house prices started climbing. Inventory started dwindling. Waiting lists for new builds became lotteries. Several of my hopeful, ambitious buyers were now not qualifying for their dream homes. “Living Your Dream Life” slowly became impossible. Bidding wars, lotteries, waiting lists, multiple offers, & not a whole lot to choose from with low inventory has made Finding Your Perfect Vegas Home turned into: Never Finding Your Perfect Vegas Home. By mid-2021, my buyers were losing hope. Even as persistent & resourceful as I worked so hard to be for them, attempting to find creative solutions such as seller financing, directing them to try out different lenders, & even seeing if sellers would be open to lease to own type situations…the dream of home ownership had & has become more & more challenging as 2021 & 2022 has progressed.

In reading this article, I realize that my tiny little microscopic life in real estate is actually a magnification of the entire housing market. “With housing affordability sitting at a decade low, the home buying frenzy that rocked the real estate market is beginning to fizzle”.

To be honest, it sucks out there. I am heartbroken for my buyers & wish I could give them good news. And, just because I sell homes & have a job in real estate, I really have no idea what will happen in the market from here on out. I do know that as of now, the market is volatile. As much as I want to help my clients & give them a positive outlook, I don’t have the power to lower prices, lower interest rates, & magically create houses that will fit into their budgets.

But, because I also need to worry about my own livelihood, paying my own bills & keeping a roof over my family’s heads, for me the show must go on! Remember how I said, I was in a similar headspace before? Well, here I am again…back to my website & to the blogging world! And quite honestly, super excited! I have a lot of ideas of what I’d like to talk about & I do hope you will visit me here once in a while. It doesn’t mean I’m not here for you as an agent though. Just need to diversify.

I realize I’ve been quite discouraging when it comes to how the market is & the challenges buyers have these days. That doesn’t mean it’s impossible, but it’s good to know the reality of the situation. One great thing I HAVE been noticing is that there is a LOT more new home construction. I have personally always been a fan of new home construction so, I would definitely look into that. Just be aware there is usually quite an extended build time due to the nature of the market. Buying new is a long-term goal unless you find a move-in-ready home which is always possible.

On the other side of the token, it is obviously a seller’s market. If you are thinking of selling, you will probably get top dollar & sell quickly. If you live in Vegas, I would be thrilled at the opportunity to help you as I take it quite seriously as you can see here. But to be honest, unless you’re planning on renting (which has unfortunately has also become quite competitive), you’ll have to weigh out whether you want to risk not having a home to move into right away.

If you decide you do want to go to battle with me finding your next home, I’m here for you. However challenging as it gets, I am persistent & do whatever is in my capability to make it happen. And you never really know what’s going to happen till you try.

What We Did to Get a Dozen Offers & Sell My House in Less Than 2 Days

So, I have now been an agent for about a year & a half now. Mainly, I have been a “buyer’s agent”. Meaning that I have been on the buyer’s side searching for homes for my clients. It’s been awesome, I’ve really enjoyed it & will for sure continue to do this. However, with almost 20 years in marketing & advertising, a real estate license & 1 1/2 years in the biz – LISTING (advertising & selling) houses is right up my alley. Because I’ve been so busy running around with buyers, I haven’t gotten a chance to look for listings. However – just recently, I decided it was time for ME to make a move myself & started building a new home for our growing family. And well, because I had to sell my home…guess what? I got my 1st listing – MY OWN HOUSE 😉. And you know what? For my 1st time it was a complete success 🙌🏾!

We not only got 12 offers within 2 days… they had actually started rolling in BEFORE the house was even on the market. The 1st being a cash offer which is actually quite common as investors seem to generally buy with cash. With the guidance of my Team Leader, we decided to go with an offer $5K above list price, offering $5K above appraisal (which means that if the appraisal was to come in lower than list price, they would still pay $5K above that), plus buyer’s agent willing to take 2.5% commission (I had offered 3%) to sweeten the deal. There were quite a few offers that actually offered more $ – however, this offer in particular was the strongest all the way around in regards to how solid it was. We are now closing almost 2 weeks EARLY on the house at $4K ABOVE list price 🥳! The best part of this process was how extremely SMOOTH everything has gone. And I will tell you why in another post before this one turns into a friggin’ novella lol. First, more about how we made this happen.

The market right now is CARAAAZZYYY – people getting multiple offers within minutes of listing. I get it. It’s not JUST my shkizzles: a background primarily in art, design, & advertising, my excruciatingly annoying attention to detail, being willing to put in the extra physical labor involved, & strong personal & team support. It IS absolutely the market right now with houses flying off the shelves like toilet paper in 2020. But…like I said – even with how hot the market is, if you ain’t doin’ it right, a house that could sell well above list price, could very well sit on the market for days, even weeks – which makes it even tougher to sell at that point. Without prepping the property, marketing the hell out of it, & paying special attention to details it could be the difference of selling at list price vs. selling above list price. And we ALL want to make the $ in the least painful way – correct?

Ok, so on to the whole process & what my team & I did to get multiple offers within hours of it being advertised. I realize there is a lot. But that’s what your agent is there for. They should be available to help you with every stage from the very beginning to the very end.

STEP 1: Should you stay or should you go?

Do you want to live in the house while it’s being shown or are you able to move out & show while vacant? My advice to you, if you are looking to sell FAST, is to move out. Do whatever it takes to get the hell outta Dodge before putting your house on the market. This I know can be a big pain in the rear end. BUT, you will be thankful you did. STEP 2: Price it right

I cannot stress enough how CRUCIAL it is to price it right. The basis of this will be determined by “comps” – short for “comparable sales” in your neighborhood. I also cannot stress enough how vital it is to listen to the advice of your agent & what they believe the best price would be. If you price too high, & it sits there because of it, you’re gonna be kicking yourself 3 weeks into listing it when you need to do a “price decrease”. If you price too low, just like the same shirt tagged at $20 in one store & $40 in another, it’s gonna look like the cheap one in the cheap store. Value your home. Remember why YOU bought it in the 1st place. Most importantly, go by the comps with consideration to upgrades, current market trends, price per/sq. ft in your area, & other variables you should discuss with your agent.

STEP 3: Getting rid of stuff &/or just moving the hell out

If you ARE planning to stay while showing your property. Get rid of as much as you can or put it all in storage. Our goal here is to create an atmosphere of sterility & vacancy for the prospective new home owner. THAT is what sells. Unless your home looks like a model home & you’re able to keep it looking like one while it’s on the market. You need to get your house feeling empty & like a blank canvas ready for it’s new owner to make it feel like it’s THEIR home.

Like I said above, we got out & found temporary housing. Don’t get me wrong, it’s no walk in the park to move into temp housing & live out of boxes, but I was not about to attempt to show while living there & I sure as hell knew no one would wanna live there with all our stuff there. I was thinking about leaving the big furniture items there & “staging” it – however, I don’t know if you’ve seen homes professionally staged or not – it’s an art & I wasn’t about to spend time watching a YouTube tutorial on how to make the perfect bed (Btw, I was actually going to do that🙄🤣).

Ideally, MOVE THE HELL OUT. If not, MOVE AS MUCH OF YOUR CRAP OUT LOL.

STEP 4: CLEAN IT UP

Get it PROFESSIONALLY cleaned unless you are able to clean it professionally yourself! Get it looking & feeling as clean as a model home. Get your carpets professionally cleaned before deciding to replace. Clean it down to every detail including the baseboards, rust stains left on patio (I had those which btw do not use lemon juice to remove🙄 which just makes it worse), inside of cabinets, appliances…the exterior including your front & back yards: weeding, cleaning up pet leftovers if you know what I’m sayin’…everything. While doing this, make note of missing tiles on exterior walls, bare spots in yard, broken locks in house, missing anything anywhere. Because next….

STEP 5: Evaluate what needs to be repaired or replaced & do it!

It’s super important here to be practical, to be smart, & to be wise. Think like an advertiser, not as someone who has lived in the home & knows that one stain in that one area of the carpet won’t come out. Potential buyers know your house is “used”. They know someone has lived there & don’t expect perfection. If they did, they should buy new! However some repairs are unavoidable & a must which could potentially cost you thousands of dollars if not repaired from the get-go. Whatever the case is do not let this stop you from making the move. Your agent is there to help you through the process & can advise you on what you need to do or not do. I have a few tips here that may help you to figure it out!

STEP 6: Stage it & Freshen it up!

Ideally, we would want hire a professional staging company. If that is not affordable (it wasn’t for me!), little things like a flower pot on the front patio, artificial plants throughout, fresh white new bath towels in the bathroom, a “Home Sweet Home” sign…little touches here & there really create a warmth in a sterile vacant home.

Importantly, you want it to SMELL good! No matter what anyone said, even after cleaning, getting carpets cleaned, I could still smell the Indian cooking lingering throughout my house. So, I opened up windows, got some cheap plug in fragrance thingies & they instantly freshened up the house. Lysol spraying it throughout freshened the place up even more adding that extra layer of cleanliness. Btw, I went to my house the other day to get some information on one of the appliances we need to repair for the client – & it smells SO GOOD, so fresh. You’d never even know there was in Indian living there;)

STEP 7: Get PROFESSIONAL photos taken of your property

I can’t stress ENOUGH how IMPORTANT this is. It is the difference between people not showing your house & showing your house. Period. When I have a client looking for a home, I literally will not even email properties that have horrible or low quality photos to my buyers.

Also, you seriously want showcase the property to get the most buyers looking at it as possible. This is ALL about MARKETING. You are basically marketing a product which is your house! You must create an experience from beginning to end – & that experience begins with the pictures.

You may ask: “Why are photos so important when people are coming to see the house in person?” Because m’dear, you will be advertising the house on the MLS which feeds into all the popular real estate sites such as Zillow, Realtor.com, Trulia etc. It is THE MOST IMPORTANT FACTOR in getting potential buyers interested in your house.

STEP 8: Write a KILLER description for the public remarks

What did you love the most about your house? I loved sitting outside on the front patio on warm summer evenings. Guess what, I put that in my description! Talk it up! Why did you buy the house in the 1st place? What did you use different areas of the house for? We had several versatile areas that could be used for different things. This gives potential home buyers options they might not have thought of for their potential living space. Again, we are MARKETING a product here. Showcase your product in the best possible way by giving it a killer description.

STEP 9: Advertise leading up to the date of sale

Ideas:

      • Put your listing on the MLS as Coming Soon previous to listing to get interest going before your property is even on market.
      • Door Hangers to advertise your upcoming open houses the day before your 1st one.
      • Direct mail “Coming Soon” flyers to surrounding area
      • “Coming Soon” Facebook Ads & Instagram posts directed to surrounding area

STEP 10: Set up Open Houses on 1st few days of sale

At some point, I will write about how to kill it with Open Houses. For now, just  hire me to list your house, & I will kill it for you😉.

STEP 11: Advertise the HELL out of it!!!

      • “For Sale” sign in front yard
      • Facebook & Instagram ads
      • Email blasts to all local agents
      • Flyers &/or brochures

To be honest, I/We didn’t do all of the advertising mentioned above, as apparently we didn’t need to – so, you do you. However big or small you want to go is up to you!

Now, just wait for those MULTIPLE OFFERS to come pouring in;) Like I said before – the market does have a lot to do with it. I/we can’t take complete credit. But what I told myself is that I didn’t want to regret doing my absolute best & risk having my house sit on the market for more than a week. It just doesn’t look good.

You know the term “hot property”? Well, THAT’S what you want your property to be to have people offering above list price. And THAT’S what you’ll get if you market your house the way a true marketing professional sells any product!💃🏾

Fix It, Replace It, or Let It Go

Selling your house can not only feel absolutely overwhelming – it is by no stretch an easy process. You’re looking at the house you’ve lived in for a good chunk of your life going “where the heck do I start” right? Good memories, bad memories are all reflected by stains in carpets, marks on walls, door locks that never got repaired, outdated paint on walls…ugh. You say “never mind, I’ll just stay” lol. But you would be surprised at how little you may need to fix, not replace, & can just let go of. In many cases, you can price your home according to obvious fixes that you’re not in the state of mind to deal with. You may sell your home “as-is” & the new home owner can just simply put in a “Request for Repairs” stating what they would like to have repaired – leaving you with the decision after accepting an offer instead of before you list. There are several options for you here & you should not at all be scared by this.

I have a few tips here with my experiences so far. First of all, don’t go overboard. I was SO READY to replace my carpet till I got it cleaned. We are always our worst critics. Everyone (my boyfriend & my dad lol) was saying there was no need to replace the carpet. But because I saw it every day & am so much harder on myself than anyone else, I didn’t even give it a 2nd thought. Until I realized the cost. So, I decided to go ahead & get them professionally cleaned by a highly reputable company (important). And VOILA – carpets look amazing.

You would be surprised at how much better your house will look by just cleaning, MINOR replacements, & possibly some fresh paint.

Which leads me to the next subject of painting the walls. THIS I believe can be vital to selling your home & not having it sit on the market for days. Maybe you have a beautiful deep red paint covering your walls (like my last house I at the time covered the walls with rich shades of earth tones spiced up with reds & deep oranges…that at the time were acceptable), or a fantastic blue bright turquoise colored bedroom that you adored at the time you chose it. I’m gonna be real honest with you here only cuz I care aboutchya, take a picture of it for you trip down memory lane photo album & PAINT OVER IT. You will make the money back from your sale that you wouldn’t make by it sitting on the market too long because 95% of the buyers are like “nope”. Paint it a neutral color & tone. It may be boring to you, but it’s what sells!! We lucked out in the department as our walls were already neutral & I never had the $$ to invest into any crazy paint colors.

Be reasonable in evaluating what needs to be replaced, painted, &/or repaired. It would be my pleasure to help guide you in this area as sometimes because it IS your own home, it can be difficult to be objective. Like I said, I thought for sure we needed to replace the carpet & either clean or paint the grout. However, after getting the carpets cleaned, I realized it was not at all necessary. I saved a couple-few thousand in that department. You never know, maybe the future resident would prefer laminate flooring throughout & will be looking to rip out all the brand new carpet you just spent your hard-earned money for.

Our repairs were minor thank God. A few missing tiles on an exterior wall, a missing lock on a door…there were things we could have gone overboard on – but honestly, I just wanted to move fast & do it affordably. Oh, actually one more thing I did that I don’t really know if it made a difference was missing patches of rock in the front. I made a last-minute trip to Star Nursery & picked up a few bags of rock (brought original rock to match up perfectly) & filled in the areas I felt were obvious. Little touches here & there go a long way!

In the end, it’s really about keeping the big picture in your mind. Pay attention to the details, but don’t forget your end goal.

5 Reasons to Move Out When Selling Your Home

The 2 schools of thought when selling your beloved home:

  1. “I’m selling my home – YAY!!!”
  2. “I’m selling my home – Oh $hit this is gonna suck.”

Here are 5 reasons why moving out BEFORE you list your house why you will keep you in school #1 & will be the best decision you’ll ever make:

1. A vacant home sells faster – why?

Let me put it this way: Do YOU want to move into someone else’s home that smells, looks, & feels like someone else’s home? I don’t know about you, but that is not appealing to me & I’m pretty sure not appealing to most people.

2. You/we are able to stage it to sell WAY way easier for potential buyers coming into the house & to get that money shot.

Whether you decide to stage it or not is up to you & your budget. Sometimes the cost of staging is worth it depending on how competitive the market is. With how hot it is as of now, there probably isn’t a need to go crazy with staging. A few plants, good lighting, & scented candles can go a long way. Staged or not, getting good photos are incredibly important & are best if vacant or staged. Bottom-line.

3. Showing a home to potential buyers while living in it is a pain in the @$$.

The other very obvious & logistical reason is, do you really want to have to keep leaving your house when a showing is scheduled while also having to keep it perfectly orderly & clean all day, every day till the house is sold? I knew with 2 girls, a grown woman & man, a dog, a cat, & 2 guinea pigs – there was no way in hell that was gonna happen😂. I also wanted agents & their clients to have full access 24/7 without having to always schedule an appointment. This is great as it really widens your audience.

4. You may need the $$ for your next home.

Another big reason in my case & possibly in yours, I needed the $$$ I’d make off this house to put a down payment on my next house. SO, please consider how you may benefit in the big picture by vacating before-hand if at all possible. There are many options for temporary housing for something in between. Or maybe you want to move into your new house before moving forward. Whatever the case is, I strongly suggest you vacate the premises.

5. You’re gonna move out of there anyway.

May as well move out now & leave that headache behind. Yeah, you may be stuck with a mortgage payment in addition to renting a temporary residence, but it’s better than paying several more months of a mortgage payment because you couldn’t sell your house because you lived in it the entire time.

Short story long: Move Out. You won’t regret it.

My Jewel of the Desert Adventure

What do you have when you blend sophisticated architecture + fine art + design elements discovered while being inspired by traveling the world doing nature photography + building homes? You have a stunning collection of eclectic, artistic, & unique custom home developments known as Jewel Homes founded by a world-reknowned photographer by the name of Peter Lik. With most of my background in mixed & multi-media art & design, & an early interest in architecture – I truly resonated with this development. Not surprisingly, I am not the only one Jewel Homes made a lasting impression on….

This exciting adventure started when I stumbled upon Jewel in my search for homes for a lead referred to me by my team leader. So, as usual, I revved myself up to make a phone call (which is a large feat for me to overcome LOL), being out of practice, stumbled through an awkard introduction where on the other end of the line was a super nice & friendly voice (THANK GOD). As most people these days, this couple was on Zillow searching for their “Perfect Vegas Home”😉. However, they were not just looking for any home, they were looking for a luxury home with a contemporary design in the heart of the city close to the Strip & not far from the airport. The actual property they initially were interested was a gorgeous Blue Heron home located in a community named Midtown Modern not far from downtown Las Vegas. No doubt these homes are incredible. But after my visit to Jewel Homes to preview the property, I knew I needed them to see this extraordinary community & development. ESPECIALLY, one in Vegas where you wouldn’t normally think of a place you would find avant garde, artistically & sophisticated designed houses (which I’m coming to find is quite the opposite).

This particular community located an area of town one would not expect to find modern types of homes. I remember curiously driving through roads lined with large trees, huge lots of horse-properties, & older estate type homes eagerly looking for this architectural phenomenon I had only seen online. And there it was. Standing amid desert landscape, large-acre lots, trees, & single-story estate type homes built in the 1980’s was this towering Bauhaus styled anomaly that looks like it came straight out of Architectural Digest. Who knew that my love for architecture (my 1st career choice), would be sparked at this stage in my life…many decades later; my  art roots dug deep into mixed media; and a much-needed transformative moment. To say I was intrigued is an under-statement.

Before my clients came to town, I really wanted to check this inspired eccentricity – so I set up a preview tour with the agent representing Jewel. The preview was more like touring a fine arts museum with the agent as my guide. She told stories of how Peter (the artist) found a huge piece of granite while traveling Italy & used it for a kitchen island & how he had insets carved into the walls specifically & perfectly designed to house a rustic kettle he found in Japan. It truly felt like a had discovered a magical fairy tale of a builder & his romance with nature & architecture.

PREFACE: I wanted to make sure it was obvious I got the last 3 images off of the Jewel Home website by actually posting the screen with the website on it. (Which I urge you to look at!)

Honestly, nothing I say or portray here will not do these 5000+ square foot highly-customized living spaces blending industrial finishes, with natural woods, stone elements, & artistic inspired.. EACH thing had a story behind it! It was seriously so cool. Ok, yes, I’m sure to maybe to an architect or anyone who is used to working with these levels of homes may be used to seeing this kind of thing. I probably sound a little overly-excited = luxury newbie = immature. But it’s a fact. I was blown away.

I believe searching for a home  for the most part – a practical procedure which involves logical aspects such as financing, time-frame, location etc. In the end though, it’s a “feel” you get. You just know. To me, finding a home can be one of the most transformative phases in your life that should be guided by MORE than just practicality. In some ways, I find it almost magical. It’s called a “Dream Home” for a reason & why I call the process a “journey”.  The experience I have had in this journey has been nothing short of being magical from the 1st phone call I made to my client to when I got to share the experience of Jewel Homes with them.

BTW, I realize the price point of these communities are not reachable to everyone – I know they aren’t for me LOL. But seeing them would definitely be akin to take a sightseeing tour! And I would be more than happy to be your personal tour guide 😉 !

 

 

 

Movin’ on Up

Sooooo, I’m in the arduous & complicated process of moving. Complicated because I had to find & am living in a temporary house IN BETWEEN my old house & new house which is still under construction. As I’m sure you are all familiar with this process of needing to sell your current home, wanting to sell it BEFORE taking on the commitment of yet another mortgage payment – or if you are like me who does not enjoy showing your home while living there, temporary housing is a necessary evil. I knew this before deciding on what/where this temp house was going to be. We COULD have moved into one of our very welcoming relatives homes. However, we basically have a farm (a dog, a cat, & 2 guinea pigs), an 11 year old, 14 year old, an grown man & a grown woman. The thought of moving this village & disrupting another household felt like I was adding more stress & misery to the already overwhelming & chaotic moving process.

Long story long, I decided to find a temporary rental. The thing was though in my overthinking, decision-making ordeal, was that did I really want to move ALL my furniture to another empty house? Easier to find a FURNISHED place that was ready to go, put my furniture into a storage unit, & vacate the old house. There were several furnished rentals that came up, however, I would only need it for 2 – 3 months. Hmmm….the criteria was getting quite challenging.

So far, here were our needs:

  • Pet-friendly
  • Under $2K/month
  • Fully-furnished
  • Flexible short-term lease

After my very exciting high-rise touring adventure with my millionaire clients, I thought: “hey, why not look?”. Especially since the kids are doing online school full-time these days, I did a search. And yup! There they were, EXACTLY what I what we needed at the MGM Signature towers. I called up the Realtor, made a deal & here we are!

Besides the essentials I had named above, here is a full list of the amenities:

This is experience has reminded me of how much I LOVE living big city life. If you have read my story – you will know that I am a lover of New York. I love NY for SO many reasons. The culture, the diversity, the history, the mystery, the people…list goes on & on. There is something so indescribable also that I think now, I can kinda remember now that I’m here on the Strip. The ENERGY. There’s something about towering buildings & high-rises, traffic, lots of people, & the hustle & bustle that inspires me.

I’m loving it here, the kids love it here….even under the COVID quarantine, we are simply enjoying the vibe. To be honest, I could see myself actually buying one of these condos some day I love it so much! It feels like a permanent vacation!

Top 5 Reasons Vegas Is One of the World’s Most Dynamic Cities to Live In

First of all, what is “dynamic”? Definition: “characterized by constant change, activity, or progress; pertaining to or characterized by energy“. I also see “dynamic” as something that is multi-dimensional/multi-faceted – having many different & opposing sides. So, why do I think
VEGAS is dynamic? Here are my top 5 reasons I think Vegas is one of the world’s most dynamic cities to live in:
  1. Job opportunities continuously expanding.
  2. Incredible range of activities & lifestyles: From watching beautiful sunsets or boating at Lake Mead National Recreational Area, camping or snowboarding at Mt. Charleston, to experiencing some of the world’s finest of dining, entertainment, & sports (any Raiders or Golden Knights fans out there?). Then there are the countless hiking trails at Red Rock Canyon, Valley of Fire &/or the other multitude of beautiful outdoor areas. In addition, there’s a whole family-friendly side with awesome water parks like Wet ‘n Wild (only a few miles from my house!); so many outdoor parks within neighborhoods like Mountain’s Edge Exploration & Regional Parks, plus schools walking distance from home.
  3. THE SHOPPING: Fashion Show Mall, Town Square, & Downtown Summerlin to name just a few incredible shopping centers.
  4. Diversity of culture & people.
  5. Cost of living/affordability. You can live luxuriously on a smaller budget than many other places. This doesn’t really fit the definition of “dynamic” – but it’s a definite plus!
A little background on my experience of moving here: I honestly strongly disliked the idea of living here when I followed my parents here back in 2002. I wanted to get a fresh start & move to beautiful Colorado; living a wholesome, healthy, clean life in the mountains (LOL) or somewhere with a progressive art/music scene. My #1 has actually always been New York. But, I tried it & couldn’t do it mainly because of the cost of living & at the time it was extremely tough to find a job (right after 9/11😒). In my 30’s at the time, I was also over the idea of the grueling lifestyle I would have had to live to make it in NY. And the winters there = nope. Competing for #1, has always been California. Who can beat the CA beaches! I did live in San Diego for a short stint. It was GORGEOUS, but too expensive to live comfortably (for me) – & well, honestly it just didn’t work out there. And actually here in Vegas, I’m only a few hours away! Back to my story, I’ve always been extraordinary close to my parents being an only child – Indian girl. After many attempts to move away from my home with them in Kansas, my Dad decided it was time for a change. He applied for jobs in Denver, Colorado (yes!), Las Vegas, & somewhere in California. And guess which one he accepted…you guessed it (for obvious reasons)….Sin City!😱 The exact OPPOSITE of the wholesome Colorado life I was hoping for. I actually cried when I found out😭😂. Fast-forward to the 18 hr. drive from Topeka, Kansas to Las Vegas, Nevada following my Dad in my little Toyota MR2 with Mini, my little Rat Terrier in my lap. I will never forget the moment we arrived here sometime in the evening. The air was pleasantly warm, palm trees hung overhead & mountains surrounded us. I thought, well – I can handle this! Anyway, instead of telling you my whole life story, in the almost 20 years living here my life has drastically improved, changed & grown. Mainly because wanted it to, but Vegas has also blessed me with opportunities & an environment (surprisingly) I have been able to flourish in. It hasn’t always been smooth sailing. “Adulting” can be challenging – however, that has little to do with location. Why dynamic? I say that because normally, you think of Vegas as “Sin City” right? Casinos, partying, gambling, scantly-clad women, bright lights, gaudy, & seedy. So, yeah, you’re right. It CAN be that. BUT, it is ALSO incredibly beautiful surrounded by mountains, open air,  sunshine all year-round, spectacular expansive lakes…not at all your typical idea of what Vegas would be. And THEN you have the HUGE variety of restaurants, entertainment, shopping, & a surprising number of family-friendly activities. As I have personally grown here, so has the city. As an artist (former – haven’t done anything in years!😒), I was desperately searching for the art & music scene upon arrival. I can’t say I found much back in 2002. However now? We are home to The Life is Beautiful Festival. Another huge addition to the art scene is the revamping of Downtown. “The Downtown Project was founded in January 2012 with a mission of accelerating the three C’s: collisions, co-learning, and connectedness. When the city focuses on these attributes, Las Vegas’ urban core, productivity, innovation, growth, and happiness will fall into place. The project has helped to revitalize the downtown area through investments in real estate development, small businesses and tech startups, arts, culture, and education.” (ogdenlv.com). Other benefits of  living here in Vegas:
  1. It’s proximity to other awesome cities like San Diego & attractions like Zion National Park.
  2. How the city never sleeps. (restaurants actually open after 10pm!)
  3. Winters are bearable.
  4. Very well-maintained & CLEAN.
  5. Last but not least: the AMAZING sunsets.
I still love NY city, California beaches, & the Colorado mountains. But Vegas has given me opportunities & surprisingly an environment that has allowed me & pushed me to grow in ways I don’t know would have happen anywhere else. Who knew I would find that “wholesome, healthy, clean life in the mountains” – in Vegas! A common question I have been asked of course, is “what are the good/safe neighborhoods in Vegas?” This is tricky because in studying to become a real estate agent, I learned that it is actually unethical & can be illegal to tell you what I think. So instead, I have provided a few links that hopefully will help you to figure this out on your own:

Las Vegas is BIG. And by big, I don’t necessarily mean in size. I mean in the number of neighborhoods, communities, & areas. This could also be because the surrounding areas like Henderson would be thought of as part of Las Vegas – however it is a different city. Confusing huh?! I had found more & more as I was making my way around the city & suburbs showing houses. It’s awesome, but can be daunting.
